Location
The Aera Master Planned Community is located adjacent to the communities of Diamond Bar, Rowland Heights, La Habra Heights and Brea. Ninety percent of the property is in unincorporated Los Angeles County, with 10 percent of the property located in unincorporated Orange County. It is ideally situated near the region’s major job centers and transportation systems with convenient access to the SR-57 and SR-60 freeways.
Diamond Bar Annexation
Aera and Diamond Bar recently entered into a pre-annexation agreement to explore the possibility of bringing about two-thirds of Aera’s 2,935-acre property into the City’s boundaries. Annexation could offer Diamond Bar new homes, a sports park and a much-needed new revenue source - at least $1 million a year according to a preliminary study commissioned by the City. Los Angeles and Orange counties will retain land-use authority over their territory outside the potential Diamond Bar annexation area.

Commercial
The plan’s
dynamic commercial center would be a dining and shopping destination for new
residents and those in surrounding neighborhoods who would like to have more restaurants
and shops close to home. The commercial area is also key to the project's traffic program because it would offer the community's new residents a close-by place to shop, reducing off-site traffic impacts.
Mixed-use
The mixed-use center will attract two types of people: those that want to live in the heart of the action and those that just want to take in the scene while enjoying a cup of coffee. The center will feature a variety of businesses and shops interspersed with architecturally diverse homes to create an exciting destination to live, work, visit and shop.
Golf Course
The plan includes a championship golf course with a combination of exceptional play and environmental sensitivity. The course will also feature state-of-the art water quality and water conservation measures, including the use of reclaimed water for irrigation.
Aera will draw on its highly successful experience with the Black Gold Golf Course in Yorba Linda to integrate the 150 acres of playing area into a mosaic of native habitats that will be restored within and around the golf course.
Wildlife Corridor
As a major element of the project’s generous
open space program, the plan’s contribution to a regional
wildlife corridor allows for animal movement through two safe connection points to adjacent open space: the Harbor Blvd. wildlife tunnel and the Tonner Canyon/SR-57 freeway underpass. Currently an operating oil field, this area will be transformed into high-functioning native habitat to provide water, cover and space for animals.
Open space and Recreation
Approximately
1,670 acres (55 percent of the property) will be set aside for open space and
recreation and to protect oak and walnut woodlands and other native habitats. The open space element will include miles of
scenic trails and a golf course.
Additional park land, including a sports park, will be located primarily
within the residential planning areas.
Residential
A wide selection of new-home options – from estates with spectacular views to townhomes – will be grouped together so that most of the property can be preserved as open space and recreation. Parks, landscaped greenbelts and sites for a new school, sports park and fire station are also proposed within the residential areas.
